Where to Live in Chiang Mai: Areas and Who Each Suits

Pick by what you need within walking distance. The Old City is the walkable one: the moat is about 1.6 km on a side. Nimman has the cafes and co-working spaces, and loud pubs. Chang Khlan sits beside the Night Bazaar. Mae Rim and San Sai are where the houses are further north.

From the north-west corner of the moat, a left turn leads to Nimmanhaemin, Chiang Mai University and Maya Mall. Malin Plaza Night Market sits across from the university’s main entrance. The pubs feature loud music, so view a flat after dark.

Old City: the walkable centre

The moat and wall remains run about 6.5 km around and are the reference point for navigating the city. Each side of the moat is about 1.6 km.

The Old City covers 2.56 square kilometres, which is what a square of that size on each side encloses. The heart of the city is a square about 1 mile by 1 mile.

More than 30 temples lie inside the remaining walls. The airport is about 2.5 km from the old part of the city.

The area around Tha Phae Gate has the greatest number of tourist services, and a Walking Street Market starts there every Sunday. The gate’s address falls under Chang Khlan sub-district, a postal label, not a separate area.

Chang Khlan and the Night Bazaar side

Modern Chiang Mai has grown east to the Ping River, where Changklan Road, the Night Bazaar and most hotels and guest houses are. The bazaar counts as an entire region of the city.

Mae Rim and San Sai: the north

Mae Rim is a town in Chiang Mai Province, north of Chiang Mai city. Its neighbouring districts, from the north clockwise, are Mae Taeng, San Sai, Chiang Mai, Hang Dong and Samoeng. Road 107 is the main north-south road between Mae Taeng and Chiang Mai.

For operators with three or more units, a standard-lease term letting the landlord collect advance rent and deposit above three months of monthly rent is prohibited.

A landlord who lets fewer than three units falls outside that clause as read. Ask for the same cap in writing.

The notification has been in force since 4 September 2025. The rent guide covers who is covered and the other banned terms.

Burning season

The burning season, from February to April, causes severe smog from agricultural fires, and air quality often reaches hazardous levels. Check the air before you sign a lease that runs through those months. The burning season guide covers it in full.
