How big the Old City is
The moat is about 1.6 km on a side, so it is easy to walk around. The heart of the city is commonly defined as a square about 1 mile by 1 mile. The area is 2.56 square kilometres.
Four gates mark the middle of each moat side: Tha Phae (east), Chang Phuak (north), Suan Dok (west) and Chiang Mai Gate (south). Outside Suan Dok Gate, Suthep Road leads to Wat Suan Dok and Chiang Mai University. The moat is the reference point for navigating the city.

Getting around from inside the moat

The airport is about 2.5 km from the old part of the city; see the airport guide for taxi and Grab fares. Chang Phuak Bus Station is about 1 km north of Chang Phuak Gate. It handles buses within Chiang Mai Province.

The Chiang Mai (fresh) Market near Chiang Mai Gate sells foodstuffs, with many food stalls adjacent. A Saturday Walking Street Market runs on Wualai Road, south of Chiang Mai Gate; it is listed at 69 Wua Lai Road, Haiya sub-district. That is the low, flood-prone south of the city, so ask about water before renting nearby.

The Tops supermarket closest to the old city is behind the Mercure hotel on Chang Phueak Road. The Chiang Mai Night Bazaar is outside the east wall, on Changklan Road, Chang Moi sub-district.

Noise, festivals and flooding
The Sunday Walking Street Market runs Sunday 17:00 to 23:00 on Ratchadamnoen Road from Tha Phae Gate to Wat Phra Singh. Most vendors start to pack up around 22:00. The Sunday market guide has the route.

The six-day Inthakin city pillar festival, in May or June, is focused around Wat Chedi Luang. The Loi Krathong festival lasts three full days, usually in November.
The moat was built to absorb excess water from the mountains. The south of the city is its lowest area.
The Haiya and Wualai communities are the first and worst to flood. A unit in the south, near Chiang Mai Gate or Wualai Road, needs the most scrutiny.

Working from the Old City

Power bills, deposit and the lease
PEA’s residential rate is THB 3.0000 per unit for units 26 to 200 from the September 2026 bill, before the Ft charge, the monthly service charge and VAT. A contract term that lets an operator charge above what the utility charges it is prohibited. If a building bills more per unit, ask to see the PEA bill. For operators with three or more units, a term letting the landlord collect advance rent and deposit above three months of monthly rent is prohibited. That notification has been in force since 4 September 2025. A landlord who lets fewer than three units falls outside that rule as read.
Not confirmed: No source compares air quality, internet speed or street-level noise inside the moat with outside it: visit the unit on a weekday and on a Sunday evening. Ask the landlord for the building's own price and to see the PEA bill before paying a deposit.
Many new expats start on or near Nimman Road while they sort out transport, and later move to cheaper areas with more space such as Hang Dong. A smaller group lives in or near the old gated city.
